Desk Valuation
Desk valuations rely on public information and recorded sales of similar properties to generate a value range estimate. We perform these free of charge with a quick (typically same day) turn around. This type of valuation is most effective on newer homes in communities with many similar homes. Desk evaluations are unable to account for the unique characteristics of your property that could have a significant impact on value and marketability.
Broker Price Opinion
Broker Price Opinions (BPOs) are more thorough than a desk valuation. In order to complete one, we visit the property to gain a detailed understanding of the property’s condition and traits that make it unique. In addition, we review public records and compare the subject property to other, comparable properties that have sold. BPOs require much more time to prepare than a desk valuation. Our turn around time is typically a couple of days to a week. Depending on the property and the amount of time involved to complete the work, we may need to charge a fee for our time if you simply want a value without engaging us to market and sell the property.
